THE SHORT ANSWER

The Community Expert track at ONE Terminus is a geographic farming program for licensed Georgia agents. It provides a documented farm plan for a defined metro Atlanta neighborhood or ZIP code, a recurring market-authority content engine, managed local ad campaigns, and exclusive neighborhood lead routing so one member owns each farm — layered on a 100% commission membership.

Geographic farming is the most reliable listing engine in residential real estate and the one most agents abandon in month four. It works on repetition: the same community, the same market voice, the same cadence, long enough that a homeowner deciding to sell already knows who to call.

The Community Expert track turns that from a resolution into a system. You choose a farm — a subdivision, a ZIP code, a school zone, a corridor — and we build the plan, produce the recurring content, run the ad spend, and route the leads that come out of it to one member, not five.

Who this track is built for

  • Newer licensed Georgia agents who need a defined, repeatable source of listings instead of chasing portal leads.
  • Established agents whose business is referral-only and who want a predictable listing pipeline on top of it.
  • Agents relocating their business to a new part of metro Atlanta and starting from zero name recognition.
  • Part-time-to-full-time agents who need a narrow enough focus to compete against full-time competitors.
  • Team leaders assigning farms to agents and wanting a consistent standard across territories.

What the track includes

  • Farm selection and sizing — turnover-rate analysis, absorption, competitor saturation, and price-band fit, so you pick a farm that can actually produce your target listing count.
  • A documented 12-month farm plan — a touch calendar across mail, digital, door, and event touches, with the specific asset needed at each touch.
  • Market-authority content engine — recurring neighborhood market updates, sold reports, and video scripts produced from live MLS data for your farm.
  • Managed local ad campaigns — geo-targeted paid social and search aimed at your farm boundary, built and monitored rather than handed to you as a template.
  • Exclusive neighborhood lead routing — inbound leads from your farm route to you, not to a shared pool.
  • Seller-side conversion systems — CMA presentation, valuation follow-up cadence, and listing-appointment framework inside Terminus OS.
  • Community event and sponsorship playbook — the local presence layer most farms miss.
  • Coaching accountability — farm metrics reviewed on a set cadence with your growth coach, including cost per listing appointment.

How farm exclusivity works

One member per farm. When you claim a farm, we do not enroll another ONE Terminus member on the same territory in the Community Expert track, and inbound leads generated from that boundary route to you.

Farms are defined by explicit boundaries — subdivision, ZIP code, school attendance zone, or a drawn polygon — and reviewed against production. Exclusivity is a working commitment, not a reservation: farms that go dormant become available again so the territory does not sit idle.

Where Georgia agents farm

Inside the perimeter: Decatur, Kirkwood, East Atlanta, Grant Park, Ormewood, West End, Westside, Old Fourth Ward, Virginia-Highland, Morningside, Brookhaven, and Chamblee.

North metro: Sandy Springs, Dunwoody, Alpharetta, Johns Creek, Milton, Roswell, Duluth, Suwanee, Cumming, and Peachtree Corners.

Northwest and west: Marietta, East Cobb, Smyrna, Vinings, Kennesaw, Acworth, Woodstock, Powder Springs, and Douglasville.

South and east: East Point, College Park, Hapeville, Fayetteville, Peachtree City, Newnan, McDonough, Stockbridge, Conyers, Lawrenceville, Snellville, and Grayson.

Every one of these has an area guide on our Georgia markets pages with local market context you can use as the first asset in your farm plan.

The math a farm has to clear

A farm of 500 homes at a 4% annual turnover rate produces roughly 20 sales a year. Capturing 15% of the listing side is three listings — before buyer-side business, referrals, and the sphere growth that comes with visible presence.

That is the calculation we run before you commit: turnover rate times farm size times a realistic capture rate, measured against your cost per touch. If the farm cannot clear your target, we size it differently rather than let you spend a year proving it.

Your first 90 days on the track

  • Weeks 1-2 — Transfer your license, onboard to Terminus OS, and complete farm analysis and selection.
  • Weeks 3-4 — Build the 12-month plan, brand assets, and your first market-authority piece.
  • Weeks 5-8 — First mail and digital touches go live; ad campaigns launch against the farm boundary.
  • Weeks 9-12 — Second and third touches land, valuation leads begin routing, and the plan gets adjusted against real response data.

Common Questions

What is the Community Expert track?

It is ONE Terminus's geographic farming program for licensed Georgia agents: a documented farm plan for a defined metro Atlanta neighborhood, recurring market-authority content, managed local ad campaigns, and exclusive neighborhood lead routing, layered on a 100% commission membership.

How do I farm a neighborhood in metro Atlanta?

Pick a farm you can afford to touch consistently, verify it has enough turnover to produce your target listing count, then run a fixed 12-month cadence of mail, digital, and in-person touches with genuinely useful local market content. The failure mode is almost never the farm — it is stopping in month four. The track exists to make the cadence someone's job rather than a good intention.

How big should a real estate farm be?

Size it against turnover and your budget. A 500-home farm at 4% turnover produces about 20 sales a year; capturing 15% of listings is three listings. Bigger farms are not better if you cannot touch every home on schedule — we size the farm to the cadence you can actually sustain.

Is my farm exclusive?

Yes, within ONE Terminus. One member per defined farm on this track, and inbound leads from that boundary route to you. Exclusivity depends on staying active — dormant farms are released.

Does the Community Expert track cost extra?

The plan, content engine, systems, and routing are part of your ONE Terminus membership. Direct-mail print and postage and paid ad spend are pass-through costs you control, sized to the farm.

How long before a geographic farm produces listings?

Farming is a compounding channel, not a lead source. Most agents see valuation and inquiry activity within the first few months of consistent touches, and meaningful listing flow builds over the first year as recognition accumulates. Anyone promising faster is selling something else.

Which membership do I need for the Community Expert track?

Any individual or team membership. Most agents building a farm start on a tier that keeps their fixed monthly cost low while the pipeline builds, then move up as volume grows. The membership page lays out each structure.

Can new agents in Georgia use this track?

Yes — it is one of the better starting points for a newly licensed Georgia agent, because it replaces an undefined prospecting plan with a specific territory and a fixed calendar.

Specialty tracks are ONE Terminus programs layered on a standard membership; they do not change your split, dues, or per-file fees.
