Estimates only — not financial advice. Competitor figures are non-binding illustrations assembled from publicly available or commonly reported Metro Atlanta brokerage terms and may be incomplete, outdated, or inaccurate. Brokerage splits, caps, royalties, desk, technology, E&O, franchise, and transaction fees vary by office, team, tenure, negotiated agreement, and change without notice. ONE Terminus is not affiliated with, endorsed by, or speaking on behalf of any brokerage named here; all company names and marks belong to their respective owners.

Competitor totals also include Metro Atlanta MLS costs — approximately $564 per year in FMLS dues plus the 0.12% FMLS transaction fee on sale price — and an estimated broker transaction/compliance fee per closing where commonly charged. Actual MLS dues, transaction fees, and compliance charges differ by brokerage, office, and MLS membership status.

No representation or warranty is made as to the accuracy or completeness of any figure shown, and ONE Terminus disclaims liability for decisions made in reliance on this calculator. Always verify your actual terms against your current independent contractor agreement and brokerage fee schedule.

Production lift is a user-entered assumption of additional closings, not a guarantee or projection of earnings; individual results vary. ONE Terminus split tiers (ONE Launch 70/30, ONE Accelerator 80/20, ONE Elevation 90/10) model only the company split and the $295 compliance fee per transaction — no transaction, MLS, E&O, desk, or technology fees. On the 100% tiers, ONE 100 adds $275 and ONE ELITE $111 per $200,000 of sale ONE Apex is a fee-reduction upgrade that waives transaction fees entirely on top of your selected tier. Membership investment is excluded from all ONE Terminus figures.

Take-Home Calculator FAQ

Straight answers about fees, royalties, and how the comparison works.

How does the ONE Terminus take-home calculator work?
Enter your annual residential volume, transaction count, and current brokerage. The calculator models your net income against every ONE Terminus structure using published splits, transaction fees, and the $295 compliance fee.
Which Atlanta brokerages can I compare against?
Ten Metro Atlanta brokerages are preloaded, and you can enter a custom split and fee schedule if your brokerage is not listed.
Are competitor numbers exact?
No. Competitor splits and fees are estimates published for comparison only and vary by office, team, and negotiated agreement. Verify with your brokerage before making a decision.
What is the production lift slider?
It models additional closings per year that platform, media, and coaching support can unlock, so you can see the income impact of extra deals rather than a vague percentage.
What fees does ONE Terminus charge per transaction?
Every closed transaction carries a flat $295 compliance fee and a 0.12% FMLS fee. Depending on your structure, a transaction fee applies per $200,000 of sale price — $275 on ONE 100 and $111 on ONE ELITE — while the ONE Apex upgrade waives per-transaction fees entirely for twelve months.
Does ONE Terminus charge a franchise royalty?
No. There is no franchise royalty at any membership level. Legacy national brands typically deduct 6% of gross commission off the top before the split, which is one of the largest hidden costs the calculator exposes.
What is the ONE Apex fee-reduction upgrade?
ONE Apex is an optional annual add-on that waives per-transaction fees for twelve months: $14,995 for individual agents, $24,995 for team leaders, and $49,995 for ONE Commercial Principals. High producers usually recover the cost within their first few closings.
How much more can an Atlanta agent take home after switching?
It depends on volume and structure, but agents closing 12 or more deals a year commonly keep thousands to tens of thousands more annually once splits, royalties, and admin charges are replaced with one flat membership. The calculator shows your exact difference the moment you enter your numbers.
