Joining ONE Terminus — Questions Answered
Who can join ONE Terminus?
Any active or newly licensed Georgia real estate salesperson or associate broker can join, along with team leaders and commercial practitioners. You must hold — or be in the process of obtaining — a Georgia real estate license issued by the Georgia Real Estate Commission.
How do I transfer my Georgia real estate license to ONE Terminus?
You submit your registration here, we send your transfer packet, and your license is released from your current firm and re-affiliated with ONE Terminus through GREC. We coordinate the FMLS and GAMLS office changes at the same time. Most transfers complete in two to five business days.
What does it cost to join?
Individual memberships start at $95/month (ONE Launch, 70/30) and run to $995/month (ONE ELITE, 100% commission). Team memberships run $595 to $9,995/month, all on 100% commission. Commercial desks run $295 to $1,495/month. There is no franchise royalty.
Is there really a 100% commission option?
Yes. ONE 100 ($395/month), ONE ELITE ($995/month), every team structure, and ONE Commercial Principal are true 100% commission plans. You keep your full commission and pay only the flat membership, the $295 per-deal compliance fee, the applicable transaction fee, and 0.12% FMLS.
Am I locked into a contract?
No. ONE Terminus memberships are month-to-month, with the exception of the optional prepaid ONE Apex annual upgrade. You can move between structures as your production changes without leaving the brokerage.
What are the fees beyond the monthly membership?
A $295 compliance fee per closed transaction and 0.12% FMLS. ONE 100 adds $275 per $200k of transaction value and ONE ELITE adds $111 per $200k. ONE Apex waives per-transaction fees entirely for twelve months.
Is E&O insurance included?
Errors and omissions coverage is carried at the brokerage level for members. Team leaders carry a $642 annual E&O fee tied to their leadership structure. Ask your onboarding leader for the current certificate details before your first closing.
Do I get MLS access?
Yes. FMLS and GAMLS access is part of every membership, and additional MLS extensions are available for agents working outside metro Atlanta. Your MLS office affiliation is updated as part of onboarding.
Can I bring my existing team with me?
Yes. Team structures scale from 5 to 100 agents on 100% commission, with shared compliance dashboards, a common ONE Connect workspace, and recruiting playbooks. Teams above 100 agents qualify for ONE Equity participation.
What if I do commercial as well as residential?
Many members carry both. You select the primary track that matches the bulk of your production and add the other side of the business through your Business Development Consultant. Commercial desks receive CoStar and Crexi workflow support and underwriting templates.
How long does onboarding take?
Registration takes about three minutes, license transfer usually completes in two to five business days, and Terminus OS provisioning happens the same day the transfer clears. Most agents are transacting within their first week and running the full Rev-Up program in their first 30 days.
How does ONE Terminus compare to Keller Williams, eXp, Compass, or Coldwell Banker?
Those models rely on splits, caps, franchise royalties, and per-transaction admin charges that erode take-home pay.
